Crestyl and WOOD & Company launch Šárka, a Prague residential project surrounded by nature

WOOD & Company is the project’s strategic investment partner, with Šárka representing the third acquisition for its Residential Sub-Fund. “The Šárka project fits perfectly with the long-term strategy of our residential portfolio. We see our participation in a project that will transform a run-down former industrial site into sensitively designed new housing as an opportunity to contribute to the transformation of an exceptional location into a high-quality place to live,” comments Martina Jůzová, Portfolio Manager at WOOD Real Estate. She adds: “Together with our development partner, we place strong emphasis on a responsible approach to the urban development of the area and on supporting local amenities. These will, of course, also be available to residents of the surrounding neighbourhood.”

The new architectural concept was designed by Chmelař Architekti, led by David Chmelař. It is based on the principle that buildings should not feel like foreign objects within the landscape. Their forms are therefore shaped organically, with irregular setbacks reflecting the silhouettes of the rock formations of Divoká Šárka. The material palette draws directly on the character of the location: stone and wood dominate the surfaces residents come into direct contact with, serving not merely as decorative elements but as defining features of the project’s identity. Terraces, balconies and private gardens are conceived not as additions to the apartments, but as their natural extensions. Privacy is addressed directly within the architectural concept through natural screening and carefully considered spacing between the buildings.

The Šárka project will comprise 18 villa apartment buildings with a total of 224 apartments, along with four detached houses located directly next to the woodland. Apartments in the first phase will range from 2+kk to 5+kk layouts, with floor areas from 62 m² to 165 m², and the project will also include luxury penthouses. As is customary for Crestyl developments, the apartments will feature high-quality materials and a strong emphasis on functional design. Every apartment will be equipped with air conditioning and external window blinds. A shared reception will be located in the services building at the entrance to the development. Car parking will be situated underground, leaving the spaces between the new buildings open, peaceful and free of traffic.

The Šárka project has been carefully discussed with the Prague 6 municipal authorities and local community associations to ensure that it delivers genuine benefits for the area. The new development, which will replace a former factory site, will therefore also include a new nursery school for 50 children. Following completion, Crestyl will transfer the nursery to the municipality free of charge, expanding the existing network of nursery schools in Prague 6. A separate building next to the nursery and public transport stop will provide premises for public-facing services. The aim is to lease these spaces to uses such as a shop, medical practices or a café. A new woodland playground with exercise equipment will also be created at the edge of the site next to the forest. All of these facilities will also be available to residents of the surrounding neighbourhood. Crestyl will additionally contribute to the implementation of smart transport solutions across the wider Vokovice area.

For WOOD & Company, Šárka represents another investment within its Residential Sub-Fund, whose strategy focuses on investing in high-quality residential development projects in cooperation with established developers. The Sub-Fund is intended for qualified investors and targets an average net annual return of 12–15%. As of 30 June 2026, its net asset value exceeded EUR 81 million, while over the preceding 12 months the Sub-Fund delivered a return of more than 17% to investors.

The launch of public sales is planned for autumn 2026.
